27 Years · Hands-On Construction Expertise

Haven Legacy Inspections was born out of 27 years of real, hands-on construction experience. Over nearly three decades in the trades, our founder has seen firsthand exactly how, where, and why homes fail.

He got tired of watching homeowners get taken advantage of by aggressive contractors charging thousands for repairs, and tired of being called out to fix structural rot that could have been stopped by basic, simple upkeep—if only someone had caught the cracks early.

Your home is your biggest financial asset. After 27 years of seeing the damage, we know it is better to spend a little bit of money right now to monitor your property, rather than spend tens of thousands of dollars later to fix rotten framing and mold as we speak. We are here to bring transparency back to property care and protect your family's legacy.

The Haven Legacy Mission

Built on 27 Years of Hands-On Trade Expertise

Haven Legacy Inspections wasn't born in a corporate boardroom. It was founded right here in the Kansas City metro by a lifelong tradesman with 27 years of boots-on-the-ground construction, roofing, and finishing experience.

Over nearly three decades of fixing rotted framing, rebuilding water-damaged window sills, and tearing out failed siding, we kept seeing the exact same tragic pattern. Homeowners would call us out to fix a small cosmetic issue, only to discover that thousands of dollars of invisible damage had been rotting away behind their exterior walls for years. Home insurance would deny the claim, citing a "lack of regular maintenance," leaving working families to foot a massive repair bill that could have been completely prevented.

We built the H.A.V.E.N. standard (Home Asset Value Early-Warning Network) to end that cycle. We realized that homeowners shouldn't have to risk climbing extension ladders or rely on high-pressure contractors just to know if their home's exterior shell is safe.

Our mission is simple: we provide objective, continuous, ground-level diagnostic monitoring to catch weathering vulnerabilities early. We don't use fear tactics, and we don't trap you in complicated multi-year contracts. We treat your property like our own legacy, ensuring your equity is bulletproof across every season.

After 27 years in construction — starting as a finish carpenter, then after the economy collapsed, I taught myself everything: framing, roofing, concrete, plumbing, electrical, you name it. For the last 15 years or so, wood rot has been a constant part of that work, and I'll be straight with you — I hate it. It's dirty, hidden work, and it's exactly the kind of problem that turns a $1,200 fix into a $5,000+ one if nobody catches it in time.

Honestly, I'd be happiest walking away from every inspection having found nothing wrong at all. But I know that's not how houses work — small things go wrong quietly, all the time — and catching it now beats catching it later, every time. That's why I started Haven Legacy Inspections: to catch the small stuff before it becomes the expensive stuff.

Our inspectors are paid the same flat fee whether they find something or nothing at all — there's no incentive to exaggerate a problem, ever. If something's small enough to fix for free on the spot, we just fix it right then and note it in your report. If it's bigger, we write it up clearly, and it's entirely your call what to do next — get your own bids, hire anyone you want, including Finishing Up Construction if you'd like. No obligation, no fee either way.

The Cost of Delayed Maintenance

What Your Ground-Level Inspector Looks For

We spot the invisible cracks and joint separations today so you don't face a massive structural failure tomorrow. Here is what happens when minor weathering traps are ignored:

01

Window Trim & Sill Rot

What We Flag

Failing trim with long cracks and soft, rotted wood beneath the sill

The Diagnostic

Small hairline fractures at the sill-to-trim intersection trap rainwater behind your siding. Over time, moisture rots out the structural wood framing studs.

What It Costs You If Ignored
$0$0per window

including tearing out rotted sub-framing, adding new house wrap, installing new composite trim, painting, and potentially replacing interior drywall mold damage

The Cost of Waiting

1 to 2 days of heavy, noisy contractor labor

02

Horizontal Lap Siding Joint Separation

What We Flag

Split, buckled engineered wood siding joints with exposed raw wood

The Diagnostic

As the Midwest shifts from freezing winter to high summer humidity, siding expansion splits the joint caulking. If left open, raw water penetrates the exterior shell every time it rains.

What It Costs You If Ignored
$0$0+

Requires cutting out corrupted panels, sourcing matching builder-grade siding, complete wall re-flashing, and full color-match painting

The Cost of Waiting

2 to 4 days of intrusive, full-scale contractor labor

03

Missing or Reverse-Lapped Kickout Flashing

What We Flag

Severe wood rot and black water staining where the roofline meets the wall

The Diagnostic

When builders fail to install a proper kickout flashing piece at the roof-to-wall intersection, roof water is funneled directly into the inside of your wall cavity, rotting the internal header beam out completely from behind the shell.

What It Costs You If Ignored
$0$0+

Requires major structural demolition to replace rotted load-bearing structural lumber headers and full exterior wall rebuilding

The Cost of Waiting

3 to 6 days of intensive structural remodeling

Client Testimonials

What Your Neighbors Say

"With 27 years of trade experience backing them up, I knew these guys were the real deal. They ran their ground-level analysis on my home and spotted long cracks developing right under my upper window trim that I completely missed from the driveway. Catching that moisture gap early saved me thousands in framing rot down the line. The $20 a month is the cheapest insurance shield I have ever bought."

– Thomas M., Northland (KCMO)

"As an elderly homeowner living on a fixed income, my biggest fear is a sketchy contractor knocking on my door trying to sell me a $20,000 roof replacement I don't need. Haven Legacy gives me total peace of mind. Their inspectors stay safely on the ground, give me an objective photo report of my siding, and act as my trusted shield. Plus, when I referred two of my neighbors, they extended my $5 monthly discount out for a full year! I will never cancel this service."

– Martha R., Liberty, MO

"I manage multiple local single-family properties, and maintaining the exterior shells used to be an ongoing headache. Haven Legacy changed everything. Their rolling annual protection plan ensures my siding joints and flashing are verified across every season. Their detailed reports are highly technical and authoritative, which keeps my property values completely insured. I recommend them to every broker and landlord in Kansas City."
